Understanding TRREB's Agent Information Access Policy

Overview

The Toronto Regional Real Estate Board (TRREB) has specific policies regarding access to listing agent and co-listing agent information that differ from many other Multiple Listing Services (MLSs). This article explains these policies and what they mean for brokerages and agents.

Standard Data Access

TRREB's standard data feeds, including IDX (Internet Data Exchange) and VOW (Virtual Office Website) feeds, do not include listing agent or co-listing agent information. This is a notable difference from many other MLSs, which typically provide this information in their standard feeds.

Data License Agreements (DLAs)

TRREB offers specialized data feeds through Data License Agreements (DLAs), but these come with important limitations:

DLAs provide listing agent and co-listing agent information only for the specific entity that authorized the agreement
The entity could be a brokerage, office, or individual agent
Agent information is limited to listings associated with that specific entity

Example Scenario

If Re/max has a DLA in place:

✓ Agent information will be available for all Re/max listings
✗ Agent information will NOT be available for listings from other brokerages (e.g., Royal LePage)

Comprehensive Agent Information Access

To obtain complete agent information for all listings in the market, you would need:

Multiple DLA agreements in place
Separate agreements with each brokerage, office, or agent
Ongoing maintenance of these agreements

Implications

This policy structure means that:

Complete market-wide agent information is practically difficult to obtain
Multiple agreements would need to be maintained
Data access remains segmented by brokerage/office/agent

Alternative Solutions

Organizations needing comprehensive agent information may need to:

Work directly with individual brokerages
Establish multiple DLA agreements
Consider alternative data sources where available
