Overview


Yes! Repliers provides access to MLS data across a broad range of markets in the United States. Whether you're building for a single local market or targeting multiple regions, we have options to support your use case.


This article explains how MLS data access works in the US through Repliers — covering regional MLS connectivity and the compliance requirements you'll need to meet before getting started.



Getting Started


Once you've confirmed your use case is compliant, here's how to get connected:


  1. Create a free account — Sign up if you haven't already. You'll get sandbox access to explore the API right away.


  1. Upgrade to production — Submit your licensing details: your agent's information, brokerage, and a description of your intended use. This is required for all US MLS feeds.


  1. Our onboarding team takes it from there — We'll address your MLS® licensing application process and get you connected to the boards you need.


💡 Tip: If you're unsure which boards or plan add-ons you need, mention your target markets when you submit your upgrade request and our team will guide you.



How Repliers Accesses US MLS Data


In the United States, MLS data is organized and governed at the regional level. Each MLS operates independently, with its own data licensing rules, coverage area, and participation requirements.


Repliers gets its data directly from regional MLS systems across the US, giving you access to the richest and most complete listing data available for each market — including active, pending, and sold listings, full property details and media, agent and member information, historical listing data, and open house schedules and much more.


Examples of US Markets Accessible Through Repliers


Repliers covers a growing number of US MLS markets. Examples include:


  • MRED (Midwest Real Estate Data) – Illinois and surrounding areas
  • Bright MLS – Mid-Atlantic (DC, MD, VA, PA, NJ, DE, WV)

  • FMLS / Georgia MLS – Greater Atlanta area

Before You Get Started: Compliance Requirements


Access to US MLS data is not open to everyone. MLS systems are member organizations governed by NAR (National Association of REALTORS®) rules and individual board policies, with strict data licensing requirements. You must have a compliant use case before Repliers can connect you to any feed.


Who Qualifies?


MLS data access is available to:


Real Estate Professionals

  • Licensed real estate agents and brokers


Developers, Agencies, or Vendors Working on Behalf of Real Estate Professionals

  • Technology companies or agencies hired specifically to build tools and products for real estate professionals


⚠️ Important: Having a real estate agent as a business partner, employee, or client does not automatically qualify your company for MLS data access.
The product or service you are building must be directly in service of that agent's licensed real estate business.

Additional Requirements for Vendors and Developers


If you are a developer, agency, or technology vendor looking to build a tool that will be sold to multiple real estate professionals, you must obtain your own vendor license from the relevant MLS.
