Accessing MLS® Data Across Canada: Understanding REALTOR.ca DDF® and Regional Restrictions

In Canada, access to Multiple Listing Service (MLS®) data is compartmentalized by region, similar to the system in the United States. This means that if you're a licensed real estate agent in Toronto, you cannot directly access MLS® data in Vancouver, and vice versa. Each region has its own MLS® System with separate access requirements.


However, there is a solution that allows agents to access data across the country: the REALTOR.ca DDF®. This feed provides national access to active listings, but there are important limitations to consider.


What is REALTOR.ca DDF®?


The REALTOR.ca DDF® is a national data feed provided by the Canadian Real Estate Association (CREA). It allows real estate agents to access listings from across the country, regardless of their regional licensing. This feed is particularly useful for agents who operate in multiple regions or who have clients interested in properties outside their licensed area.


Limitations of REALTOR.ca DDF®


While the REALTOR.ca DDF® offers broad access, it comes with several limitations:


Active Listings Only


  • The REALTOR.ca DDF® contains only active listings. If your product or service requires historical data, such as market statistics or comparables, the REALTOR.ca DDF® will not be suitable. For these features, you will need access to historical data from regional MLS® Systems.


Participation of Brokerages


  • Not all brokerages participate in the REALTOR.ca DDF®. This means that listings from non-participating brokerages will be excluded from the feed. As a result, the REALTOR.ca DDF® typically includes about 60-65% of the active listings across the country. To ensure comprehensive coverage, it is important to verify the participation of key brokerages in your target regions.


Provincial Exclusions


  • Certain provinces do not participate in the REALTOR.ca DDF®. Notably, Saskatchewan and Quebec are excluded from this feed. Agents looking for listings in these provinces will need to access the respective regional MLS® Systems directly.


Watermarked Photos


  • All photos are watermarked with the REALTOR® trademark logo


Alternative Solutions


To overcome these limitations, consider the following options:


Regional MLS® Access


  • If your work requires access to historical data or complete listings, you may need to obtain direct access to regional MLS® Systems. This can be done by obtaining the necessary regional licenses.


Hybrid Solutions


  • Consider custom solutions from Repliers that combine REALTOR.ca DDF® data with additional regional sources. This can help fill the gaps and provide a more robust dataset for your needs.


While the REALTOR.ca DDF® offers a valuable resource for accessing MLS® data across Canada, it is important to be aware of its limitations. For complete and historical data, regional MLS® access may be necessary.
