Understanding MLS Data Licensing for Using Our APIs

Our APIs are designed to facilitate the integration of Multiple Listing Service (MLS) data into websites and applications, offering robust solutions for real estate professionals. However, the use of MLS data is strictly regulated, and we can only offer our APIs to entities that are appropriately licensed to access this data. This article aims to clarify who can use our services and under what conditions.

Who Can Use Our APIs?

Our APIs can only be used by:

Licensed Real Estate Professionals: Real estate agents, brokers, and other professionals who have an active license to use MLS data.
Technology Companies Serving Real Estate Professionals: These companies can use our APIs to deliver services to licensed real estate professionals, provided they obtain their own data licenses from the relevant MLSes and authorization is provided by the MLS to work with Repliers.

Important Considerations for MLS Data Use:

Licensing Requirements:

Only real estate professionals with an active MLS data license can use our APIs.
MLS data licenses are geographically specific. For example, a professional licensed to access MLS data in New York cannot access MLS data in Miami unless they obtain a separate license for Miami.

Restricted Access for Non-Real Estate Professionals:

Our services are not available to mortgage professionals, insurance professionals, or any other individuals or entities that do not hold an active MLS data license.

Working with Technology Companies:

Technology companies can use our APIs to support real estate professionals, but they must apply for and obtain their own data licenses from each MLS they wish to access. This is a critical step to ensure compliance with MLS regulations.

Common Points of Confusion:

Geographic Limitations:

Real estate professionals often assume that an MLS license provides nationwide access, which is not the case. Licensing is specific to regions and MLSes.

Eligibility for Access:

Only licensed real estate professionals or technology companies with proper licensing can access our APIs. Mortgage and insurance professionals, among others, are not eligible unless they hold a valid MLS license.

Steps to Obtain MLS Data Access:
