The Short Answer
It depends on your MLS® data agreement, and only your MLS® can confirm whether a specific AI use case is permitted.
AI applications that involve MLS® data are a genuinely novel area. Most data license agreements predate the widespread use of large language models and AI pipelines, which means they may neither explicitly permit nor prohibit these use cases. Repliers cannot authorize AI use on behalf of an MLS®.
Common AI Use Case Scenarios
Common examples include semantic property search, AI-generated listing descriptions, ML-based valuation models (AVMs), RAG chatbots grounded in live listings, automated market reports, and AI image tagging — though this list is not exhaustive. All of these should be treated as frontier use cases — innovative applications that may or may not be accepted by a given MLS®.
